RedPeak unveils Capitol Hill apartment

Denver-based RedPeak Properties has started construction on an 8-story,  115-unit apartment building in Capitol Hill.

The 7|S Denver Haus is under construction at East 7th Avenue and Sherman Street.

The community, with 60 one-bedroom units, 29 studios and 17 two-bedroom units, is scheduled to be completed in May 2016. Units will range in size from 489 square feet to 1,123 square feet.

“We’re excited to be able to develop another quality apartment community in one of Denver’s most popular and desirable neighborhoods,” said Mark Windhager, chief operating officer of RedPeak.

“RedPeak takes a great deal of pride in being able to develop apartments that not only deliver quality residences to people who want to live in downtown Denver, but seamlessly fit the character of the surrounding neighborhood,” Windhager continued

“7|S Denver Haus will accomplish both those goals, and bring another memorable residential community to the walkable, urban core.”

7|S Denver Haus will feature a top floor lounge/game room opening to a rooftop skydeck. The deck will have with grills and fire pit, and a fitness center with yoga studio, cyber cafe, onsite leasing office, bicycle parking and maintenance area, dog wash and electric vehicle charging stations.

Units will include nine foot ceilings, gourmet kitchens, stainless steel appliances, quartz countertops with tile backsplashes, LVT floors, fully tiled showers, washer/dryer in each unit, gear storage walls and wall-to-wall windows. There will be balconies and Juliet balconies in select units. The community will also include 96 residential parking spaces and 115 bike parking spaces.

7/S Denver Haus also will be an energy-efficient, sustainable building.

“We do plan to LEED certify the project,” Windhager said. “The target level is LEED Silver. In addition to developing on an urban infill site with numerous public transit options, we will offer electric car charging stations, preferred fuel efficient vehicle parking and ample bike storage with a bike maintenance area. The project features high efficiency heating and cooling systems light fixtures and low-flow plumbing fixtures. Construction materials will feature recycled content and a program is in place to recycling demolition materials and construction waste.”

Craine Architecture is the project architect and Saunders construction is the general contractor.
